There are many insurance companies that provide policies to cover destruction of a home. We will not try to discuss the vitures of a specific company nor we not give any legal guidence. We will talk about common bearing of what goes on when you report a claim on a damaged roof.

The Essentials

  • Most policies will contain a deductible clause. This states: "For any given financial loss the first appreciable payments must come out of your pocket."

  • Most insurance companies will have a breakpoint minus the deductible, as to how and when they will release funds for the recovery and repair of damages to your home.

How a Roof Damage Claim is Determined

When you call your insurance agent he or she will set an appointment for an adjuster to come by your home. The claims adjuster will arrive and use a ladded to climb on top of your roof.  Later, the adjuster will examine the interior of  the house.  Finally, the claims adjuster will describe what your policy will cover and the reasons why.  Afterwards, the adjuster will go to the office and prepare a detailed report and send you a copy, either by mail or fax.

Factors that may affect the amount of your roof damage insurance coverage are:

  • Roof age.
  • The roof's condition prior to the damage.
  • damage to the home's interior as a result of the roof damage.

It is not uncommon for insurance companies to only insure and pay for replacement of half of a roof.

Often times, a claims adjuster will tell you that roof damage is the result of high winds only and that hail itself does not cause roof damage in an attempt to reduce the amount of insurable loss. This, of course, is not true.

Your insurance company may also attempt to pro-rate your claim by basing its insurable loss on  the age and condition of your roof.  For example, if your 16 year old roof has 20 year shingles then your roof is nearing the end of its life and your insurance company may factor it in to the claim.

It should be noted, that ther must be signs of water damage to the ceilings under both sides of the roof in order for the insurance company to provide replacement of the whole roof and not just half.
